Homesteader’s Cabin v.2 – Updated Free House Plan

One of the most popular free tiny house plans I offer is the Homesteader’s Cabin. It’s a 12’x24′ house with a 12/12 roof and a loft. The lower level has enough space for a small kitchen, bathroom, laundry closet, and living room. The loft can span half the house giving you a high ceiling in the living room or you can choose to build a full second floor for more space. Also included is a design for a space-saving alternating step ships ladder.

Download the plans (PDF Version)  (18+MB file may take some time to open)

Seen above and below are some photorealistic renders of the exterior views you’ll see in the plans. The only update to the plans was the addition of the nicer exterior views – all dimensions have remained the same. The plans were made using SketchUp, Layout, and these images were exported using the Podium V2 photorealistic plugin.

Download the SketchUp file (for those playing with SketchUp)

Floor plan examples can be found in my book Tiny House Floor Plans which is available on Amazon and as an ebook. Learn more about Tiny House Floor Plans and how to get the ebook. I’ve also added a few examples below so you can get an idea of how flexible this small space can be.

Just wondering if you have a materials list for this?
If you don’t that’s fine, I can figure it out from the drawings, just would save some time if you already have one laying around, or can generate it with SketchUp.

    Thanks in Advance,
    -Troy

Thanks for the reply, were you planning on doing one in the future?

Not an issue if you aren’t, I can do my own calculations based on your images and measurements.

        Thanks again,

Lowe’s has a free blueprint estimating service where they will spec out materials from a blueprint for free. What’s nice is they will also physically retrieve all the materials and load them for you as well. Just go to the Pro Services desk with your plans.

I apologize for my ignorance, but I was wondering about this plan.

I looked through and apparently it only shows how to build the shell of the house – no walls, and nothing about plumbing or electricity. I really like the floor plans you have up for this particular model and would like to build a house like this one day. Do you have a similar, more complete set of plans available?

  5. James Givens says:

I know I stumbled upon this late, but would like to know if you have a rough estimateon how much it would cost to build this unit, any info you can provide would be greatly appreciated

  6. Jerry McIntire says:

Michael, thanks very much for the free plans. It’s one of our favorite tiny house plans, with the two-loft-room option. We’re not fans of vaulted ceilings, too much wasted space and inaccessible heat. We hope to build one of these in the next year.

  7. Erin says:

We are looking at building one of these cute little homes this summer when the ground thaws. I love the two loft option and with some minor modifications it will be perfect for the arctic. (addition of framed in entryway, smaller windows, no windows on north side, placing kitchen and bathroom back to back, and a wood stove) Thank you for developing such beautiful plans.
Have you developed a parts list or a way for people to receive these plans in the mail instead of downloading? our internet is incredibly expensive up here and it would take at least $70 to download 18mb
Thank you for all your work!

Ok I live in Hungary and intend to build this unit next year, I have downloaded it and I have to covert to metric witch was easy to do, adjusting and relabeling dimensions using MS Paint, the layout I used
Room sketcher now if you up grade to next level then able to place on drawings all measurement’s, taking of Timber was all so a easy task, I decided to make sides in one sections, second floor is 4ft 120cm high side wall, able to put in both end gable walls single width patio door 100*210cm with Juliet Balcony in total 280mm of insulation outer is clad in Pine Boards, Wood stove witch double up as cooking unit and for central heating, so have fun and good time building your own unit digger

  9. Shane says:

Just wondering if you have a for sale plan similar to this with blue prints and materials list. If so, how much and how do I get it?

  10. Blake Voss says:

I’ve always wondered about one detail of this floor plan. Why is the water heater closet accessed from the outside? I would’ve put a door into the little hall way between the bathroom and the kitchen. What was your thinking behind this decision?
